Buying a newly built property can be slightly different and more complex than buying an existing property. We have a highly experienced team in this area who are right to date with changes and developments in this sector, ensuring you are in safe hands throughout the process.

Pre Contract Searches & Enquiries
You will usually reserve your property “off plan”, although it may also be part way through the construction process. At the point of reservation you are usually asked to pay a fee and nominate the solicitor who is going act for you. It is really important to select a solicitor that specialises in this area as developers usually impose very tight deadlines for exchange of contracts to take place.

Once you have instructed us to act on your behalf we will obtain the contract development pack for the site your new house will be built on. Although our service is tailored to you, we check all aspects of the development including planning permissions, roads and sewers, structural warranties and any relevant information about the past use of the land. This is in addition to the searches we would carry out in any normal purchase transaction. We will then give you an overview of all of the information we receive in a report specific to your plot.

Exchange & Completion
Unlike a property that is already built you will rarely be given a fixed date for completion as this very much depends on when your property will be structurally complete, meaning the completion date can change after exchange of contracts. We will make sure you are fully aware of any timescales for completion in the contract prior to exchange so you know exactly where you stand. When the property is ready, the developers will serve a notice to complete setting out how many days we have to complete your purchase. We will work with you and ensure you are set up in readiness for completion by requesting any funds we need from you and your mortgage lender. During this time you will be able to inspect your new property and have a home demonstration. On the day of completion we will stay in touch and let you know when you can get the keys to your new property! It is likely that you will be contacted by the site office as well as they will hand over the keys and run through any important information.
